I feel the need to contribute an honest and transparent review. I booked my stay at Greenview - WEEKS PRIOR to falling upon the Tripadvisor reviews for this hotel. I read these overwhelming reviews days before checking in and they had me scared that I was walking myself into a nightmare stay. I decided to make my own mind and stay anyway - and I am glad I did. Upon arrival on a Tuesday morning (10am), the check in staff member was VERY nice and immediately took my bags to hold. March is a busy month in South Beach, so I didn't expect to have a room that early so I planned to do work in the lobby or a coffee shop. This hotel is located right off the Lincoln road mall so I actually decided to post at one of the nearby Starbucks locations. By the time my work was finished it was 2pm and I walked back to the hotel to check on the status of an early check in - and to my surprised my room was ready. I was on second level, #204 - the check in staff ensured I was in a room away from the nearby construction. I held my breath as I walked into my room - and to my great surprise, it was great. The floors are wood, the AC unit was working (blowing cold) and looked fairly new. I don't like cold, so I turned my unit off and didn't need to turn it on the entire stay. The room was like the picture of 2 full beds, same colors on the wall (green/teal). It is a little dim at night - but there was plenty of light and light fixtures to turn on. There was a nice flat screen tv with cable channels. The window was nice and large with a black out blind and sheer curtains. The black out blinds actually caused me to sleep so well the first night I woke up late! The bed is very comfortable, I had plenty of clean linens and pillows. The room was spacious, there was a separate small walk in closet with plenty of shelving, and hanger space as well as a personal safe. The room had a desk, chair and a small fridge. Bathroom was adequate with a spacious step in shower. I had plenty of towels in the bathroom as well as back stocked in the closet. The amenities were premium. Overall the room was clean, spacious, comfortable and equipped. It did not smell - this was my greatest fear from these bad review - as I have an acute sense of smell. I did not have or see any bugs at any time during my stay. Actually, the cleaning staff were ALWAYS working. I woke very early on days to run and so I was in and out the room a lot and I witnessed the cleaning staff constantly cleaning & servicing neighboring rooms. Now was the room and hotel BRAND NEW AND PRISTINE?? There are scratches on the wood flooring, wall paint and furniture - but scratches isn't filth. The tiles in the bathroom aren't brand new - they look to be original to the old construction of the building...but again, cracks and not being new, doesn't mean it's filthy just older. A package sent from eBay was stolen! They received some of my packages at the front desk a few days before my stay, they gave me some of them but one that the post office delivered, they didn't have it, it was lost, it was stolen or they gave it to another guest and they never took care of it . I lost money and the hotel didn't even apologize. It's a shame because the staff's attention is good but no one knew how to deal with the matter, the manager never showed up after repeated requests. Regarding the rooms, they are old, they need renovation, the carpet is disgusting to step on barefoot. The hall is nice, it's a shame they don't offer a decent breakfast, just a thermos with coffee and they have a restaurant incorporated into the hotel.

This place is essentially a scam. Booked via third party website - upon attempting to call the ”hotel” i tried for days, no one ever picked up. Finally someone picked up and spoke something incomprehensible, and then hung up. I contacted the third party website and they reached out to the ”hotel” but could never get through to them - so they couldn't process any type of change or refund. Normally to be considered a hotel you need a phone number / front desk - seems absurd to operate like this - should be classified as a hostel or apartment.

I recently stayed at this hotel and, overall, it wasn’t bad. The rooms are a bit dated but manageable. The location is excellent, being close to the beach and the main street where you can find shops and restaurants. However, our experience was far from perfect. When we arrived at the hotel, it was pouring rain. We waited in the taxi for a few minutes but decided to start unloading our luggage to avoid additional taxi charges. As we were on our honeymoon, we had a lot of luggage. My husband went to ask for help, and the bellboy, instead of assisting him, waited patiently under the cover at the door while my husband unloaded five suitcases, a stroller, and two backpacks with our umbrella! When I entered, I told the bellboy that this was not acceptable service. Working in hotels myself, I know this is poor service. He could have helped my husband instead of watching him get drenched. His response was that the hotel didn’t have umbrellas, which I found absurd. During check-in, I expressed my disappointment to the receptionist, perhaps a bit sternly. Her response was even less cordial than mine, stating that if I had told her, she would have lent me an umbrella but that the hotel doesn’t have any. Out of courtesy, I won’t name the receptionist, but I believe the hotel needs to review their standards and ensure their employees can find better solutions and respond more kindly. I spoke with a manager, suggesting that having umbrellas could help guests. Honestly, I felt like my suggestion went in one ear and out the other. I definitely will NOT return to this hotel! We spent the first four days of our trip at another hotel on Ocean Drive, and they provided a high level of hospitality and care for their guests.

We highly recommend this hotel for its great location and good price. We chose the hotel because we had been there before some years ago. The rooms are spacious and clean fully equipped with a kitchen. Shops, restaurants and Ocean Drive are just round the corner. It is an adult only hotel, which we liked very much. There has been a lovely breakfast room for some time. We loved breakfast very much because we got all we wanted. Staff was very friendly and helpful. There were small misunderstandings due to language but nothing serious. People have written about the high price of valet parking. We disagree with their view and chose the service because parking is expensive in Miami anyway and a lot easier to leave the car just outside. The hotel is a lot more quiet than the area around Ocean Drive. Therefore, we think this is one of the best choices for a hotel in Miami. We will return there anytime.

酒店離海邊挺近的，步行可達一條商業街和西班牙街。要去看小哈瓦那和小海地和設計師街要打車20分鐘吧。我們到早了，前台小姐姐幫我們先存好行李，我們就出去玩了。到酒店的這幾天趕上百年不遇的極寒，所以沒用上頂層漂亮的游泳池啊啊！記得向前台去了解一下他們免費提供的海灘傘和周六早上的海灘瑜伽！健身房要用另一家姐妹酒店的，20刀一次。酒店存在的問題也有，我們入住以後發現電視壞了完全不能修，想想我們也不太看電視，所以就沒換房間（也沒有房間可換，滿店！）。工作人員服務態度很好很專業。

I wish I had read the reviews on Trip Advisor before making a reservation. I was supposed to stay there today for 2 nights. The severe weather and flooding forced me to cancel my trip (coming from S. America). I cancelled and they refused to refund me anything, they kept all my money as if nothing was wrong there. Very unprofessional and I would not advise anyone to deal with this property. Even if they offered me a credit it would not suffice because I am 80 and don't know if I will return to USA.

This hotel is a walking distance to the beach. Our overall experience was great, just wish we had another room for the kids! Pool was nice, it’s salt water and increases to 5’ in the middle, and the deep end is 9’. There are no balconies but 2nd and 3rd floors have a walkway to the rooms where you could sit and enjoy outdoors. There is a washer and a dryer downstairs that we used a few times for a small fee. You get a towel card per person to exchange for a pool towel. Parking in Miami is challenging. A lot of it is a paid parking. We rented a car and were parking across the street because it was cheaper. You get 2 free loungers at the beach, but if you want an umbrella, it’s $15 per day. We went on a double decker bus tour of Miami, Everglades (airboat ride was the best!), Venetian pool in Coral Gables, and Jungle Queen boat tour to an island with barbecue dinner and a Polynesian show in Fort Lauderdale. Miami architecture and vegetation are very beautiful and a must see!

We checked in today. Easy Quick Check in. We got a welcome drink. Location right in t he middle of Miami Beach. Room very nice with ocean view. Clean. Friendly and accommodating staff. Aaron was very pleasant and helpful. She made our stay much more pleasant! We will certainly be back if we come back to Miami again! :)

I feel the need to contribute an honest and transparent review. I booked my stay at Greenview - WEEKS PRIOR to falling upon the Tripadvisor reviews for this hotel. I read these overwhelming reviews days before checking in and they had me scared that I was walking myself into a nightmare stay. I decided to make my own mind and stay anyway - and I am glad I did. Upon arrival on a Tuesday morning (10am), the check in staff member was VERY nice and immediately took my bags to hold. March is a busy month in South Beach, so I didn't expect to have a room that early so I planned to do work in the lobby or a coffee shop. This hotel is located right off the Lincoln road mall so I actually decided to post at one of the nearby Starbucks locations. By the time my work was finished it was 2pm and I walked back to the hotel to check on the status of an early check in - and to my surprised my room was ready. I was on second level, #204 - the check in staff ensured I was in a room away from the nearby construction. I held my breath as I walked into my room - and to my great surprise, it was great. The floors are wood, the AC unit was working (blowing cold) and looked fairly new. I don't like cold, so I turned my unit off and didn't need to turn it on the entire stay. The room was like the picture of 2 full beds, same colors on the wall (green/teal). It is a little dim at night - but there was plenty of light and light fixtures to turn on. There was a nice flat screen tv with cable channels. The window was nice and large with a black out blind and sheer curtains. The black out blinds actually caused me to sleep so well the first night I woke up late! The bed is very comfortable, I had plenty of clean linens and pillows. The room was spacious, there was a separate small walk in closet with plenty of shelving, and hanger space as well as a personal safe. The room had a desk, chair and a small fridge. Bathroom was adequate with a spacious step in shower. I had plenty of towels in the bathroom as well as back stocked in the closet. The amenities were premium. Overall the room was clean, spacious, comfortable and equipped. It did not smell - this was my greatest fear from these bad review - as I have an acute sense of smell. I did not have or see any bugs at any time during my stay. Actually, the cleaning staff were ALWAYS working. I woke very early on days to run and so I was in and out the room a lot and I witnessed the cleaning staff constantly cleaning & servicing neighboring rooms. Now was the room and hotel BRAND NEW AND PRISTINE?? There are scratches on the wood flooring, wall paint and furniture - but scratches isn't filth. The tiles in the bathroom aren't brand new - they look to be original to the old construction of the building...but again, cracks and not being new, doesn't mean it's filthy just older. Living on the Westcoast of Florida can be challenching during hurricane season - this year we had to leave because of hurricane Milton and we went to Miami Beach like we did two years ago with hurricane Ian. And we were welcomed like family and could relax for a few days. People at the reception desk - especially Anderson and Tania - were always very friendly and helpful. The hotel is very clean and tastefully furnished, every room is equipped with a nespresso coffee maker for the first cup in the morning. Beds are very comfortable and they offer a ”beach service” and give you a ride to places around the hotel. I really love this place and hope to go there once without the threat of a hurricane. thank you LENNOX

The beds are horribly uncomfortable and noisy due to a thick clear tarpaulin type sheet they have put between the mattress and bed base. It's a horrible sound moving about and makes you feel very uncomfortable. Hotel is very old so has a very old air conditioning system and plumbing. We had a room with a view of Ocean Drive to start with which was a nice view but very noisy due to thin old windows. However on our second day at the hotel, we flushed the toilet and a pipe at the back of the toilet burst and flooded the bathroom. We called reception with urgency and they said 'can you put some towels down'. We said we didn't think they understood, that we'd put all of the towels down but that the water was continuing to flood. The water flowed over the towels and into our room and the hotel corridor. We called reception again and were told they could give us some extra towels at reception and that there was a plunger at the end of the corridor. I went to reception who gave me two beach towels and said that's all they had. I asked if someone could come and help as the room was flooded and they said 'we don't have anyone on maintenance today, but we can give you a mop and move you rooms...' We ended up trying to mop up all the corridors toilet water ourselves with towels before moving rooms. It was really upsetting that nobody came to help us. Another issue with the hotel is the lack of parking. On booking.com it says parking available on site/nearby at a cost. The valet company is not connected to the hotel but important to know if you're staying here and have a decided to park with the valet out front and were told it was being parked on site and would cost $120 for 3 nights parking. We agreed for convenience. When going on a boat tour of miami on our 3rd day, we were picked up from a neighbouring street and spotted our car parked on the street. We were fuming and went to the car and noticed not only was it parked on the street when told it was on site and off road but they hadn't paid parking for it and it had a parking fine! We approached the valet and they said they'd pay the fine and put it in the parking lot. Thankfully having moved rooms we could see now they did park it on-site after 2 days of it having been left in the road. When collecting our car, the valet said he'd paid the fine. I'd taken a picture of the ticket, checked on the Miami-Dade parking fine website and he had lied and it hadnt been paid. We argued with the valet for a long while whilst he argued we had to pay the full $120 and he would pay the fine but he wasn't doing so. He then said we had to pay and then he would pay the fine. We said no as he'd already lied about parking it. He then threatened to call the police and tried to drive off with our hire car. Honestly it was awful and he was such a horrible man (Elijia or something).
