Beautiful Victorian house with comfortable rooms and luxurious modern bathrooms. The room had charming decorations and a comfortable bed, and even included a floor-standing fan, which was a huge relief when the day we stayed turned out to be unusually warm. The owners were nice, friendly people. The location is great, just a little up the hill from the train station, ferry terminal, and city center of Oban, on a quiet residential street. Be warned that the rooms are all upstairs, so you will need to carry your luggage up. On the plus side, there is a cozy guest lounge upstairs with a great view over the bay.

All the front desk personnel are the best asset this hotel has. The place could do with an update of their appliances and furniture in their rooms. Soft furnishings are ok. The cleanliness could be a bit better. They lent me slippers so I could use the steam room and it was a great addition to my stay. Overall I give the place a 3/5.

The old hotel was quite dated but did not disappoint, The room was very clean and the bed was comfortable. Breakfast was a buffet breakfast which you help yourself to whatever you wish A good selection of hot food and also the food selection of continental food was good also, 5 star breakfast. Evening meal very good also would return again just for the food. Great location in the centre of town close to all amenities. Don't let other bad views of this hotel put you off as this hotel is good value for money.

When you arrive parking is an issue . We were lucky to have an electric vehicle so used the 2 available at the front of the hotel however be aware you need to have a card specific to the electric point . We had to call their customer service everytime we wanted to connect / disconnect . They also put a £35 pending amount on your bank account Everytime you connect we connected 5 times so this soon adds up. To get to any room you have to go up 12 stairs so would not recommend this hotel to anybody with mobility issues or have issues carrying your bags as these stairs are prior to the lifts. During your stay you are bombarded with messages to confirm bookings in the restaurant and to review the restaurant . This became annoying as we confirmed the breakfast booking at arrival. We used the in line booking service to book an evening meal in the Grill only to be put in the conservatory instead . We had to find our own table as there were 2 re served this became an issue when another guest stated we were sat at their table and had to move . This would have been avoided if we were shown to the table or we were out in the Grill as booked . The food is very over priced for what you get . Continuity of service lets this hotel down. One minute you are charged service charge then your not. You have shortbread biscuits with hot drinks then you don’t. Your room is serviced one day and not the next . On a Wednesday morning the hotel outside bins are emptied at 04.30 hrs and the noise is unbelievable and lasts for about half an hour . We were due to leave the following day and had a 6 hour drive ahead of us so being woke up so early was not good ! The staff are excellent and did make our stay especially Frank. Would we stay again… No.

We stayed for 4 nights and only wish it had been more! From the moment we arrived to the time we left, we couldn't have been made more welcome by a wonderful owner, Karen, in accommodation that certainly lived up to it's billing. It is clear that no expense had been spared down to the most minor of details. We stayed in the Deluxe Suite that was most certainly 5 star with a view to die for. I don't know how Karen manages to offer such a huge breakfast menu but all of the choices we made were cooked perfectly and beautifully presented. Also of note, the recommendations that Karen made for places to visit and places to eat were all exceptional. It is clear that this owner has a wealth of experience and loves hosting and this is amply reflected in this stunning guest house. Cannot recommend highly enough!
